Lahore property survey

Zero level Diagram:

Lahore can be divided in to 4 major areas:

  1. Central Lahore 
    • This includes central city ( Ravi side, UET side, Chauburji side) as well as extended city areas( from Kalma chowk to Johar town)
  2. Future Extension of city on Airport side
    • This includes all DHA phases, Green city, Paragon and other societies.
  3. Future extension of city on Ferozpur road
    • This includes everything towards Ibrahim masjid Pak Arab society,  EDEN dream homes, Central Park and many others
  4. Future extension of city on Thokar Niaz baig side
    • This includes all socieities on Raiwind road and Canal road after thokar.

First Level:

After abit evaluation I have decided to rule out option 2 and 3 because:
  • Ferozpur road side traffic is horrible .......
  • Ferozpur road side is far from Lahore exit points i.e. Motorway and Ravi side.
  • Airport side is occupied by DHA and even empty DHA phases where there is no possession for next 5 years are very expensive.
  • Airport road side is also far from Lahore exit points.
But if any of you or your friend like to purchase on these sides I'll recommend Pak Arab on Ferozpur road and Green City on airport side. Green city is just awesome but it has become quite expensive now.

Second Level:

So we are left with two options 1 and 4.

Regarding 1:
                   First of all

why I choose Option 1?

It is because
  • It is already developed with all facilities are available normally at walking distance.
  • With increasing fuel prices, you can not afford to travel 50km daily.
  • With increasing traffic in Lahore travel time is increasing day by day, especially on car but this issue might get resolved after ring road construction.
  • All other facilities like schools, hospitals, markets(anarkali and Liberty) are not very far away.
  • I am a S/W development engineer and most of the software houses are not outside main city.

Now second question is where in City?
                  
The heart of main city is where I am currently living, cavalry ground . It is in the mid of All four sides which I have discussed above and is also quite peaceful. But as you guys know this area is very expensive like in Cavalry extension where I am living, its 6 lac/marla for plot.
There is one area which is in Cantt which is still a bit cheap i.e.Ali park. Its on baidiyan road towards Bhatta chowk. I measured its distance and it is exactly 4km from Cavalry. Plot prices are abit high but not too high.......one can get a good 5M plot in 14-16lac. I know some of you must be thinking about construction problem.......just hold on......I'll also discuss it  :)

why I choose Option 4?

It is because
  • These are abit cheaper than main city.
  • New societies are quite well developed.
  • Nearer to Lahore exit point.

Now where in Option4?

I have visited almost all societies nearly 25 or 30 during last one year on this side. I don't know if I have left any. Most of the societies on Raiwind road and on Canal road (after thokar) are not populated. Few good and populated are Eden, EME, Muhafiz town, Izmir(not fully). I am ruling out EME and EDEN as EME with DHA tag has become 4lac/marla and Eden has homes built by Eden developers. Prices in other societies are 2 to 2.5 for 10 marla and 2.5lac/marla for 5M plot. There is one more socieity on this side THE FAMOUS BAHRIA TOWN. Good things about Bahria are that it is abit cheaper, well developed and well maintained societies..........BUTTTTTT it has some big issues

1) Distance
               It is 30km from Cavalry ground........means 60km drive daily ............It took me 40mins to reach cavalry ground from Bahria at around 7PM.
2) Hidden charges
               One time charges: Map approval charges 60k, Drawing charges 30k, Utilities  60K, TMA fee approx. 20k.
               Monthly charges: 2k
 Also no alteration is allowed and you can not just keep your plot after possession.....you have to build house within 3years after possession otherwise you'll have to bear non construction charges on monthly basis.

3) Bad repute of its owner

Possible House building plans:

There are 3 possible plans

1) Get plot in any area and the construct depending upon the budget. e.g. if I am left with some savings after plot purchase then construct single story house and start living there and then construct as per requirement and budget.
2) Get an already build 5 or 4M house using Meezan bank's house financing option.
3) Get some relatively old (10+) single story small house in main city and shift there. Like a dealer showed me a 6marla single story house in Ali park. He was demanding 25lac for it and I think can be negotiated to 20 to 22lac.

Now all these 3 also have there pros and cons....... I hope you know about them......but to summarise

For 1: Pros: Construct as you like and according to your requirement. House will be new.
          Cons: its not easy to construct house.......hassle.....and also I'll not get rid of monthly rent which is increasing....

For 2. Pros: I'll be able to get rid of rent. Choose any house I like and come in my budget + financing limit.
         Cons: Have to pay some Heavy amount to bank.

For 3. Pros:  I'll be able to get rid of rent. No bank financing means no extra charges. I can resale it later or can demolish and rebuild new one.
         Cons: This option is only available inside city.

    I am a reader of of your posts and i have read almost all of your post since 2009 to latest on this blog where you give your analysis with the title of "My Property survey". I think it is a wonderful idea from which a common man can take benefit from your experience and valuable thoughts. I really agree understand and like the way you have presented your points.

    Actually I am almost in the same situation as you are i.e. having a small family and working in the cantt area. I am also a software engineer. But as compare to you, I am having very low knowledge, and lower budget.

    If you dont mind and have a little time then can you please guide me to take a decision in the right direction to make may house. Just think i am in the same situation as you are but with lesser knowledge than you and as you have started looking for you home much earlier than me and researched a lot you can really help me to take a right decision.

    i.e.

    I personally prefer option 1 i.e. buying a plot 4-5 marla and construct it just according to my current needs and than in future construct it as per my requirements. But it is becoming very hard for me to decide the area and as it is my very hard earned money I am bit hesitant to trust the local dealer of the area to make a deal.


    I want to know your advice and especially what you have decided for yourself. You kind advice can guide me towards right a direction which is very important for me and my family’s future.

    Thanks for your appreciation and sorry for the delay.
    First of all I'll suggest you to choose the area among the four major areas I've mentioned in my post. Choice of every person is different as it depends upon:
    1) Your budget
    2) Your construction plan (after 6 months or 6 years).
    3) Your preferences regarding Quality of living.
    4) Your workplace location
    5) Can afford distance or not?
    6) Can afford cost of living?
    7) Distance from your family and other relatives.
    So you need to decide the area first and then make your mind. Two important things that I'd like to mention are:
    * Do not go for installments option. Always buy on ground plot with possession. Purchasing file is always a risk and its even bigger in Pakistan where there is no law for BIG FISH. In worst case, if you have no other option then I'll suggest for DHA files as they are most secure ones.
    * Do not be hasty in purchasing plot. Stay cool, take your time and discuss all your options with your family and friends before making any decision. Property is not running away anywhere. I know whenever you go to some dealer, he tries to push you to purchase ASAP telling you that prices will be doubled in days. But its not the case. Property has passed its peak time. But it does not mean you spend next 2 years in decision making as its useless to keep money in Bank and paying rent.

    I want to know about your idea of PakArab E block where there is no electricity and gas yet but dealers says that F block is going to start soon so price will be appreciated and development will be started soon. The price range is 11-15 lac for 5 marla i think.

    Also i want your suggestion about the area selection. My office is in the cantt and I am an averaged salary person so i cannot afford car yet.

    Pak Arab is a good society. Good things about it are: its populated, very good repute, peaceful and very near to main city. Its only bad thing is its approach. But if you are considering E block, it is still not populated, no electricity (few houses using Electricity from street lights), no gas, very bad infra structure and alot of plots are not cleared by LDA. I think it will take atleast 5 more years to have something like other blocks. So if your construction plans are this much long then you may go for E-block. But remember, you'll be paying monthly rent for these 5 years.......
    If you can up your budget abit then you can check Statelife phase I, its also very good area, very good location too. But I think prices are now increased a bit and you can get 5M plot in 16 lacs. But do not go for phase II...not recommended at all.
    And if you want to get rid of rent and want to remain near your work place too then I'll suggest you to go for Ali park. Its not a well developed society like Pak Arab and Statelife but its quite well developed. Good things about it are 1) its secure 2) it is under Cantonment board 3) approach is also very good 4) its in center of Airport and DHA.
    I'll suggest you to visit all these areas and evaluate whatever seems suitable to you.

    I have been to Ali view park quite a few time as one of my friend used to live there in recent past. I am not confirmed but i think the price of 5 marla plot is 14-16 lacs there as very few plots are left vacant there which is little bit higher than what i may have to make a house. Can you give me an idea of your research there it can be really helpful. I will definitely visit there this week end any how. Can you tell me any good honest dealer there to checkout.

    I have visited the Ali park and Nadr abad area at Badian Road.

    I have got 2,3 plt options there which are at very back side.

    1 - 5 marla, which has the foundations.. dealer is saying 13 may be the final.

    2 - 4 and 5 marla, without foundations and bit lower then normal @ 2.50-2.60 lacs. This is near the end wall where the new tube well has been installed.

    3 - A little more ahead where streets are not yet developed, and streets are comparatively low populated. in 2.25-2.35 lacs per marla a 4.25 marla plot is available.

    Can you please suggest me how much i would need to make a single story just in grey structure there.

    Also i don't have an prior experience of purchasing a plot, So do you have any knowledge regarding steps involve from purchase of plot to transfer of the plot or any post on forum regarding this(it will be very helpful).

    Your valuable succession will be very helpful for me.

    Sorry I could not reply to your last questions. When I went to Ali park, I mostly consulted with Rana Rasheed sb. His contact number is 03004797753. I am not recommending him and you'll have to double check prices with other dealers in that area.
    I remember few streets in Ali park had drainage problem at that time. I'll suggest you to meet some nearby residents and take their feedback about the area.
    One more thing is exact specification of 5 or 4 Marla plot. I remember there were some plots with very small front. So be careful about this thing as well.
    I don't have experience of construction yet but I can check with a friend of mine who is constructing his house in Ali park.
    Regarding plot purchase: Plots in Ali park are registry plots but double check everything before payment. Right now I don't know about any post on forum regarding this. I'll try to find one or write down my own in free time.

    I hope you are doing fine. Finally i have selected a plot 4.5 marla in Ali park worth 2.35 lac per marla for my house construction in future. I just wanted to have your opinion on this if it is ok to go with it or not.
    The plot is at very end of the ali park near eden avenue ext. and devine garden wall. This is the only option at this rate available there as it is in 15 feet street and streets are not yet properly developed. All other options are @2.50 or above. I have attached a pic of the location. You comments will be really helpful for me.

    I have seen another 3.75 marla plot which is close to main badian road i.e. 300 meters but in 12 feet street. I liked that plot becuase of the approach but price is bit higher 13.5 lacs, 3.60 lacs per marla. Do you think it is good idea to buy this kind of plot there in this price. Plot has 10x10 room built-in with TR roof and without base structure.

    I have not yet finalized the plot. I need your opinion,I am bit confuse and i want an opinion regarding following three options to decide the purchase of a plot.

    These are three options all are in Ali Park Badian Road Lahore.

    1 - 4.25 Marla plot, 20 feet front .. 15 feet street @2.35 lac per marla (street has no sewerageyet).

    2 - 5 Marla plot, 26 feet front, 25 feet street @2.75 lac per marla (street with sewerage)

    3- 5 marla plot cornor plot with 23 feet front, 25 feet street and 10 feet street with sewerage. @ 2.85lac per marla.

    I have to decide on of these three. Which one is better i need a sincere opinion.
